Parish Court Apartments: Fairfield, CT (100 Units)
The Millennium Group secured new resources of $5.3M using CHFA taxable bonds, HTCC’s, Energy Efficiency Loan Program funds and CDBG funding. Preservation of existing HAP contract through HUD’s Mark to Budget program. We also acted as construction manager as advisor to Owner for the scope of improvements which includes rehabilitation of community room, emergency generator, new roofs, windows, exterior and interior doors, moderate rehab to unit interiors including new cabinetry and finishes, appliances, HVAC, bathrooms and reconfiguring units to meet ADA/504 standards. Construction completed July 2013.
Canal Park: Westport, CT (50 Units)
The Millennium Group acted as development consultant, construction manager and management agent for this 50 unit HUD 202 – 8 elderly affordable housing development. The Millennium Group secured net new resources of $1.2 million through CHFA FAF program and preserved existing HAP contract. Scope of work included new windows, HVAC replacement, paving, exterior lighting, kitchens, and plumbing. Construction completed September 2011.
Saye Brooke Village East: Old Saybrook, CT (36 Units)
The Millennium Group, acting as development consultant and construction manager, secured net new resources of more than $1,400,000. Scope of work included new vinyl siding, roofing, windows, handicap ramp, exterior lighting, septic improvements, site improvements, and kitchen replacements. Construction completed March 2012.
Sullivan McKinney Elder Housing, Fairfield, CT (40 Units)
The Millennium Group, acting as development consultant and construction manager, secured net new resources of more than $1,700,000. Scope of work included new roof, masonry repairs, HVAC improvements, appliances, boilers, windows, and additional insulation. Davis Bacon wage requirements. Construction completed December 2011.
Schoolhouse Apartments, New Canaan, CT (41 Units)
The Millennium Group acting as development consultant secured net new resources of more than $1,200,000. Scope of work included replacement of fire alarm system, masonry repairs, installation of emergency generator, bathroom countertop replacement, new boilers, energy recovery ventilation, and lighting upgrades. Construction completed September 2011.
Stamford Cross Road Residences, Stamford, CT (24 Units)
The Millennium Group, acting as construction manager, completed improvement to the development in the amount of $420,000. Improvements included kitchens, ADA accessibility upgrades, parking lot and access systems. Construction completed June 2013.
St. Luke’s Apartments, Middletown, CT (26 Units)
The Millennium Group, acting as development consultant and general contractor, secured net new resources of more than $60,000. Scope of work included roofing, masonry repairs, new kitchen and bathroom cabinetry, appliances, limited HVAC replacement, ADA compliance improvements, paving, etc. Project was completed May 2011.
